    Hi All,

    Can anyone recommend any essential books for intermediate investors looking to expand into

    1. Commercial Property
    2. Property Development
    3. Cash Flow + and Capital Gain + (Unicorn)

    Here are some I seen people recommend on forum or elsewhere, would like to see if anyone has read these and implemented and been successful.

    Its a bit like buying Enid Blyton. All very outdated. Many refer to strategies and ways that have long been ineffective. Lender approach has radically changed

    Any recommendations on new up to speed ones?


    Four of those above are Australian, one was international but it is used in Universities. Just a lot of reading if they are not good/better books out there.

    I have a whole room full of books on personal finance, business, investing of all types from a lifetime of reading. Sometimes I will browse second hand shops and buy outdated material just because I like to read generally.

    One newish book I bought recently is the third edition of Property Investing for dummies. It’s actually pretty good and written by professionals.

    People don’t read enough IMO. Everyone is browsing forums and looking at video now.
