Emergency Repair cost?

    Hi,

    My tenant has called an electrician afterhours as there was no power or light.

    Issue is, there was an unplanned power outage. There was overhead wire coming down around 100m from my rental unit.

    Who should be responsible for this afterhours electrician callout?

    Needs more info on what actually happened there.

    Did the tenant call the pm first or go directly for the sparky? Ie. was it authorised they be called?

    If tenant called PM, surely some troubleshooting could be done eg has the mains tripped, or alternatively agree to call someone out in the morning to avoid after hours rates (depending on what time it was)

    The agent said - The tenant is to make reasonable attempts to get in touch with our office prior to contacting our repairs men after hours. As our office was closed the tenant had contacted the electrician.

    And - I was advised that neighbouring units did have power to their units. If there was no power throughout the whole block the tenants would confirm with neighbours and await until the power is restored.

    FYI - I was on-site 1 hour before they call the electrician and the building / next door neighbour both have blacked out.

    I would not be happy paying for that. Looking out the window when the power goes out is pretty basic and easy thing to do. I'd call the tenant's bluff on this. Tell them this is their cost and see what happens.

    But the neighbouring units did have power according to the PM email.

    I did read that, but then I read the last sentence that says the whole building was blacked out. Maybe the tenants are trying to weasel their way out of it.

    The hardest thing is to proof they are trying to weasel their way out...

    So far, Ausgrid has no record of the power outage on 21/11. Called a cafe nearby and they can confirm it started at 5pm.

    Wonder if anyone living in Burwood NSW near north of Westfield can help me verify when power is back on the evening of 21/11?

    In an earlier post you said a wire came down nearby, so why wouldn't the power co. have a record?

    I like to know this too! I called them earlier this afternoon and they can't find record of it. Police was diverting traffic also, but just called them and they said they can't help.

    If all power was out, the first thing they should be doing is calling the power provider ! not an emergency electrician.

    If they called the power company, they tell you & it was probably 1 phase down, so not every unit/building would be effected.

    I finally got Ausgrid investigated and confirmed there was an outage.

    I wish to confirm Ausgrid did have an outage in the area. It was due to a failure on an underground 11,000 volt cable.

    The outage commenced at approximately 5.42pm.

    Ausgrid's Operator restored supply to the network your premises is supplied from at approximately 7.28pm

    The emergency call out was at 6.30pm. So, I will pass the bill back to them.

    Anyone has experienced similar scenarios before?

    I agree with the others that I wouldn't pay for that bill and it seems like the information you gathered connfirms that the outrage was only for a short time only. Silly thing to do on their part.
