The Foodland there is excellent, easily one of the best supermarkets I've ever been to.

Largest supermarket in Australia - not sure if they still hold that title though.

It gets better. They have put an offer on a place in Davoren Park which they think will be accepted. They are going to need a lot of luck!

I've just come across this thread and had a quick read of the last four or so pages. I know first hand what Elizabeth is like, I lived in one of my properties there for a few months last year. It's on Blackburn road though so on the edge of Hillbank but I really couldn't complain about anything. I rent my rooms out individually and have never had any trouble really. It's true that most of the population there is on Centrelink but I've got some really good tennants. One house is always just maintained well and the other one the tennants have made improvements every time I go there. They grew a whole front lawn that used to just be an eye saw dirt patch in a matter of months. I might attach before and after photos later if anyone's interested.
And if you can get young enough people it doesn't matter if they're on Centrelink because Centrelink pays their rent directly to their landlord without letting them even touch the money.
I've got no intentions or need to sell up so I'm in it for the long haul but I've got no doubt with all the development and eventual gentrification that the area will see some substantial capital gains.

I just saw you've said they're buying in the area. Honestly I think they will do well. It takes a bit of thick skin to really be able to manage a property well in the area if you're doing it yourself or if you're a PM in the area too I'd assume. Will you be at the Perth meet up on the 21st? I'd be more than happy to elaborate with you then in person.
But I guess my point from my post before is the way everyone jokes about the area I think everyone's just to scared. If you're the type of person that lets people walk all over you then stay away until its gentrified, which is a long way away but still surely. But if you're the type to put their foot down and take action you'll do well.

I hope I will be there. I think I'm the organiser!

My parents are a bit past self managing and will be using a good PM. They seem to be buying properties with long term tenants who want to stay on. They have been meeting tenants and are impressed so far.
