    I love PC. A wealth of knowledge. I am looking at this property with an easement of 2.4m wide. A sewer line at the rear of property. Its about 650sqm block. Thinking of putting a GF at the back if needed in the future. Is this easement a put off? Pretty wide easement. mt.JPG

    @larrylarry the easement could be driveway access? Although possibly hard to concrete over with council, you could do road base and gravel on the sly ;)
    Can you fit a GF with the existing house?

    possibly, a smaller GF like 50sqm. a drive way to the right of the land but the easement is on the left and 2.4m is pretty wide in my view. the frontage is shorter than the back, about 14m.

    Make the driveway on the left to the rear gf over the easement... they don't discriminate ;)

    Ahhh ok 2.4m to corner of house. Fronty can have that driveway then ;)

    You could be at an advantage as other potential buyers may be scared off by the succubus easement!

    A deceased estate and price has readjusted recently. Offers made close to lower range but vendors rejected. Easements could be a put off. Will you be put off by easement?

    They don't affect tenants! Just re-sale

    Wonder what @BuyersAgent think of easements from his perspective in buying.

    Get creative. Cut the front corner of the house and create a 3-3.5m wide driveway over the easement. Problem solved. (or bulldoze the house and put two new).

    You can't build on it but drainage is subterranean not above ground. gas a pipe or culvert been installed?

    What else on the subdivision is affected? Who benefits?

    Also you should check council records or look for the owner of the easement (RSVP? ;))

    You have the sewer diagram but it may be old or easement may no longer exist
