Easement- Gravity Sewer

    Looking to buy a house (forever home) but after reviewing the title documents, noticed a gravity sewer easement running along the back of the property. It is 900mm from the back fence?

    Is this normal or should it be avoided?

    Could I build over the top of it (garden beds etc).

    Garden isn't structures.

    If you don't want a sewer running through your property buy off grid & on septic.

    It is normal.

    Yep fair enough.
    Would it impact if it was closer to the middle of the block or do they always run them along the back fence?

    So it wouldnt impact in any way as long as I dont plan to build a shed in the back corner.

    And wont impact re-sale value?

    Cutting across the middle, diagonal or down the side is much more restrictive.

    Have a chat to Barwon Water - they will clarify for you. you will generally need to have any structure/building 1m from the main (irrespective of where the easement is). Barwon Water will advise where the main is (could be outside the easement - it happens sometimes). You MAY be able to put a shed over - again talk to Barwon Water, through a "build over" consent. As Scott says - garden etc not an issue
