    1. Pay down debt. Already fixed my loans

    2. Build up my share portfolio

    3. Focus on career.

    Property wise: will kick back and just watch from the sidelines for now and continually improve my LVR position.
    My eyes are on the Perth market for some movement.

    Maybe not, but comes with a gang attached to it where they use it to store drugs and arms.....

    Hey all

    2018 should be simple, I hope.

    Sell Sydney PPOR (tax free).
    Move into nearby IP.
    $200,000 into my super
    $100,00 vanguard cash plus
    600,000 into Vanguard Balanced indexed fund.
    Max out both concessional super accounts
    Fully offset new PPOR offset.

    Boring and simple, just the way i like it☺

    • Move into one of my IPs
    • Pay down debt
    • Increase rents by $1000 pw
    • Opportunistic purchase of shares when I see value

    Commence my development.
    Start another business (in the process of).
    Give back to the less fortunate.
    Climb the ladder in my (part time) career.

    Goals for 2018
    1. Settle on IP 2(.5)
    2. Work out what my goals are
    3. Maybe IP 3(.5) if I can get more serviceability

    After my discussion with Mrs , we agreed on the following :-

    1. Strict Monthly budget (groceries/household-phone, electricity, fuel. Mortage payments and public transport to work exclused because they are pretty much aet every month)

    2. Start a share portfolio under Mrs name and increase the current (under my name)-set contribution every month.

    3. Strict saving regime and may look into selling an IP as a planning to buy a home in or by 2020 (depenss on circumstances)

    1) buy the next craze after the crypto. Whatever that thing might be. Tulips I hear.
    2) Stop going out, cut loose friends and family, stop eating.
    3) Move into wombats den
    4) Watch our for drop bears.

    Woop Woop can have good returns, just needs to be the right woop woop. Understand the fundamentals and why/how that property will contribute to the final goal.

    Wombats can be pretty grumpy if crowded out, just a warning... :rolleyes:

    hijacking this topic, but what are the yields for say a solid suburb of 800K and a lower socio economic suburb of say 350K ?
    not very familar with Perth suburbs

    I will just say rents accross Perth have dropped about 25%
