    There has been pheniminal interest in eagleby, over the past 1.5 years .So just have a good look at how much it has increased already over that time -Keep an eye out ,be careful for cooling down period

    Just got on to this forum, thought I'd share my recent experience in Eagleby.

    House 3B1B1CP Nov15
    Purchase price $260K
    Rent $295pw
    Gross yield 5.9%

    Got bank val. Apr16 $270K

    Have planned with a builder to put a 2B1B1C gf early next year.
    Anyone this is a good idea?

    No problems with tenants, they have been there for a long time and take care of the property.

    One of the first properties I purchased on my own. Could have negotiated better, but learnt lots from taking action.

    Hi Peter,

    Well done on jumping on the Eagleby bandwagon last year and enjoy the thrill ride :)

    I would say this depends on whether you are still in acquisition phase. If you are then assume it'll cost you 100k to 120k to build the gf, this cost could also potentially go against deposit of another one or two properties in Logan or somewhere else.

    If you are already finished acquisition phase and are wanting to increase cashflow then the question to ask would be how much return would you get out of the gf and whether there is demand for this type of dwelling?

    Well done Peter,
    As others have said but also just make sure the bank will take the granny flat as equity added value to the property as a whole once completed as some will not give you any extra value on the property or will only give part.This makes it harder to buy yr next property as ties up yr equity
