Due Diligence done and no plans found

    Hi, we are buying a house in Tasmania and the conveyancer has come back with the due diligence report. There are no plans lodged anywhere for the house even though it has been there since the early 1950's and has been sold a number of times since then. We were told not to worry about it but it has been niggling at me. Do you think this is something that could bite us down the track?

    Quite common.

    Neither of my 1960s places in Melbourne have any plans of the original construction.

    It’s a great thing, because there is no record of the internals - you can alter at will (though do consult an engineer to check any potential load bearing walls...

    Great, thank you so much. Nice to hear its not uncommon and never thought about the benefit of being able to alter internals. Appreciate your help.

    Our house was built in 1978.

    Council hasn’t got the plans. No issues getting alterations approved. Apparently not uncommon.

    Bankstown council here in Sydney lost many old achieved paper files related to DAs some time back due to a fire. May help in some cases but sometimes new owners have the burden of proof when submitting DAs that would normally rely on historical records......
