Hi all This is the land drawing ( they have constructed new house) basically the front portion has a property and this one is rear. Now as per drawing the driveway is shared by the front house. But not mentioned in the picture attached. Is the picture looking right? I mean if the driveway is shared how is the land shared usually? I’m yet to get contract. Is there any issues with these types of land? It’s 500m2 land subdivided.
One of the blocks will own the driveway and other will have access easement. Practically it just means both own it.
Any issue with long term value? Any practical issues? never comes across like this …any insights will be great thanks
Or the driveway could be common property/strata titled. Often the driveway is assigned to the rear property to meet the minimum lot size requirements. It's all in the contract documents
No issues but easements reduce price .. I usually subtract easements while doing a land component comparison. For example a 500aqm block with 100sqm access easement is just really 400sqm block.
