Does number of lots affect townhouse price?

    Does anyone know whether the number of lots in a subdivision significantly affects the value of a property? For example:

    Townhouse A is part of a two-lot subdivision with no common property aside from a shared wall

    Townhouse B has street frontage in a block of 4 lots with a common driveway

    Most other things being equal, would A be worth more? Thank you.

    Townhouse A is a duplex, right?

    Is it torrens title or strata? What's the land under each?

    Yes, I think duplex is probably the proper term. Both strata and <200 sq.m

    In Vic, for TH B you will need to pay for insurance of the common driveway in addition to other maintenance through an OC.

    Thank you. We will make sure we factor those ongoing costs in when deciding what we are prepared to pay. New to this and finding strata/owners corp confusing.

    A is more desirable, as it shouldn't have any body corporate outgoings, so yes it should command a premium price over an equivalent (style, size) B property.
    *and none of the headaches of owners with differing opinions, or occupants who always park in the visitor parking !

    Thanks guys. This might explain the listed price range (which I thought was high compared to recent sales). This forum is such a good resource.
