Do repairs using service not in PM's list

    Reading the above,the tenant should be responsible for paying it.

    Thanks. I guess the PM invoices them as a seperate invoice ( but not waiting till they vacate to deduct from the bond)

    No, they are going to hit you, you asked them to go out.....

    The PM should not be using people who do this, it is part of dealing with rentals and you always call before attending anyway, so along with your other questions I suspect they are just taking the "p"

    They love this type of work. Keeps the PM on their toes.

    I one had a PM tell me of a really horrid repair (think shower base had broken). PMs repair estimate was $1800 Plus.. I called a mate from Melbourne when I lived in that house and he was a handyman. Within hours he located an identical base, matching tiles and had arranged to come back at 6pm when tenant was back. $500 ish I recall. And he told me he was using a product sourced from a renovation warehouse that cost $80....He was happy, I was happy and tenant was thrilled

    Trades tend to overlook these sorts of situations to avoid causing you drama (rental properties, it happens), but I can understand why they're still charging the call out fee.

    If the plumbers have written proof that;
    - the tenants organised and agreed to the time
    - tenants were made aware that they were expected to be home and the plumbers wouldn't have their own means of access
    - (ideally) plumbers confirmed with tenants on the day

    Then tenants.

    If the 'evidence' is shaky.... theoretically still tenants, but....


    Also, PM will invoice tenants and follow up on payment. They CANNOT use rent money to pay the invoice- the amount paid must be intended to pay the invoice.

    Tenants to pay, however as Tom says above reliable evidence is needed
