    I am a renvestor

    Pros are
    -live in a great location
    -flexibility
    -frees up cash to work for me in IPs

    Cons
    -insecurity
    -can make ourselves completely at home
    -tenants are living better than us ie hot running water in the kitchen
    -my wife does not complain but I know she wants her own home/nest

    I would hazard a guess that most Mum and Dad investors (in property) are using their PPoR equity for some of the funds....not renters in that case.

    You could find a friend and rent off one another. Just find a friend with a similar mind frame and budget and buy each other a house.

    Lived at home rent free for almost a decade after buying the first IP. It helped alot in building up the offset account and getting ahead in repayments.

    Just recently turned one to a PPOR coz of changing martial situation, dodge land tax, proximity to work, and eligibility for an interest rate shave. Pretty much stars-are-aligned kind of situation despite losing out on rental income.

    I hate renting, own my own PPOR cash flow isn't an issue for me
    Renting has a lot hassle and how long you live there subject to landlord keeping/selling the place etc..

    stability, security and freedom I value more than a few thousand bucks

    exactly what I'm in the process of doing now :) my borrowing power is better with me renting, and renting my PPOR out. just gotta get someone in this bloody house now.... not easy in this perth market, so much competition

    The guys on the Property Couch go into this in depth on more than one occasion.

    Rentvesting gives you access to a house that you may not otherwise be able to afford (depending on loan size obviously) while fully utilising your debt as income earning.

    I rent and rent out my investment property. I'll probably repeat the cycle for the next 10-15 years as well.
