Do I need to find a Land Surveyor?

    Hi,

    I am purchasing an established house in Logan. Apart from title searches, do I need to get a land surveyor to measure the land? How often do you see encroachment disputes?

    Solicitors &/or conveyancers will always recommend you get a survey done. In reality few people want to spend the $'s. Maybe consider buying Title Insurance instead which covers encroachment disputes and a few other things - it's cheaper than paying for a survey generally.

    Ask your conveyancer or solicitor to ask the sellers solicitor whether the seller or the sellers mortgagee (bank) holds a survey report first as the seller may have had a survey done when they purchased.

    If not, and you don't want to pay for a survey, talk to your conveyancer or solicitor about title insurance.
