QLD Do any of these scream 'not investment grade' ?

    Newbie here but I am trying to learn things and not get burnt in the process :)

    From looking at these, would you rule any out straight away?

    I guess people have varying definitions of IG, but basically I need something with a bit more focus on CG but still up to 4% yield..

    Any feedback much appreciated!

    I woukd have thought land value is a key ingredient in investnent ....... this obsession with fixtures fittings staging and online photos is nuts.

    yeah but this is OO-targeted stuff.. they create the emotional component I guess

    The first one would be my pick - 100%. I really like it, big house, big block, nice suburb - would make a great family home. You could renovate the kitchen too.
    2nd one is next to a petrol station, huge no from me
    3rd one is on a main road
    4th one I’m not a fan of that suburb
    5th one has already renovated so you can’t value add

    edit: I guess I was looking at this from a CG point of view. No idea about yield.

    thanks a lot! yes the yield I'll take care of - it's mostly any red flags I was after
