    A little high but at least it's declining. Do you know if there is anymore residential land releases in the area?

    We were looking at a dual living property however everything was internal access, rent seemed to be at a premium and tenant was undecided about lease renewal.

    Seasonally declining? :p I think we'll have a better idea by June-July.

    Another way of looking at it....there are almost twice as many properties available to rent in 4509 when compared with the same time last year.

    January 2015 - 61 properties
    January 2016 - 114 properties

    True but demand is their when you look at 2 things-Vacancy & Rents which as both pretty stable over the last 12 months.

    Indeed, no squeeze on rents just yet, just more supply. Still outpacing inflation too (not like that is much of a feat at the moment:p).
