    Will you own the bottles or are they rented from the supplier?

    If rented, who pays the rent ?

    I will buy them and own them.
    Tenant pays usage - similar to how you put fuel in a hire car. Its full when you get the place and its full when you give the place back.
    There's a company here who monitors them and refills them periodically but need to look into their charging structure.

    looking really good @D.T. thanks for the updates.

    For what it's worth, my parents have the bottled gas which is only for the gas stove and it usually lasts more than 12 months.

    What size bottles do they have?
    This has hot water as gas as well so i suspect it'll be used quicker.

    45kg. They only have one though and the regulator allows 2. A dual setup might be better with tenants if they can find out when one is empty and let you know?

    Theres a mob over here that top up periodically so I want to find out how much they are.

    Will also need to write into the lease some conditions about it - good thing I know a good PM ;)

    You might be better to rent the bottles and let the supplier do the change over.

    Helps keep your neck out of the noose if a tenant blows themselves up doing a bottle change.

    Tenants don't do the changes, a truck rocks up and refills them.

    We use Origin for our gas bottles in Qld, it's not cheap but they always replace the empty bottles promptly. We have 2 bottles and just switch over to the full one when the other is empty. This is for a gas cook top only.

    @D.T. this thread is fantastic to read one I am keenly interested in as I have a house in Elizabeth and your project is similar to something I hope to under take in the near future. Thanks for sharing the info and good luck with the rest of the project.

    Went to go have a look today 24/10/15 and have mixed reports.

    One hand there's good progress, like one of them is rendered now :
    has tiles in the portico:
    has something resembling a kitchen:
    bathroom tiles, vanity and bath are in progress:
    But on the other hand theres vandalism:
    and graffiti :(

    In slightly better news, found some cheaper tiles today for the main area today which I'm having done after handover - 600x600 polished porcelain ones at $3K including delivery to site, $600 cheaper than my other quote I got.

    Porcelains are good, look great, easy for tenants to keep reasonably clean but may require a professional clean when grout turns dark and dirty which is a simple process.
    Hint...Please check the tiles before being laid as to the ease of removing the factory waxy coating. Some recent ones require surgery to remove it !! Usually it will simply come off with a towell when the tiler has grouted. Looking good

    At least they didn't graffiti on the brick that would be harder to remove.

    Render and colours look good!

    I'd be so worried doing a development for this reason

    Prior to handover, its all the builder's responsibility I think
    One track mind :)

    Also, just paid progress payment for stage number 5 of 6 today. 1 stage to go (final), woo :)

    Yup anything damaged or stolen from the site must be rectified by the builder. Hence all the ad campaigns to dob in a site thief etc as it impacts the bottom line of builders and they increase their margins to cater for it.

    The grey area to watch out for is anything that you supply to the builder prior to handover. For example if you supply a hotplate etc for the Builder to install and it's stolen then it's not the Builder's responsibility to get you another one.

    One payment to go - woohoo!!!

    Removing graffiti from bricks thankfully isn't too hard - just requires a high pressure acid wash.

    They get vandalised all over, the main impact to the developer is delays in fixing the problem - had one development stall for 4 weeks because the bathtubs were filled with concrete from the site and the bath model had been discontinued.
