    Principle is aware. when there was serious rent arrear issue, I reported whole thing to principle, princple involved and that PM (her job is only to select tenant, not manage property) sent email to say sorry to me(she said she forgot), principle sent email to me that he wanted to proceed to solve the rent arrear issue first.
    I have all email in record

    It is still in fixed term lease and have three months left, 90 days "Notice to vacate" letter has delivered to tenant. I can not sleep well every night.

    it is about document transfer and claim landlord insurance. is there any risk of changing agent now?

    "Outdoor dogs" are largely a myth. A Jack Russell kept permanently outdoors???

    People sack incompetent PM's all the time. It's very common.
    Once you find a new agent and have agreed to their contract, you send an email to the old agent (and CC the new agent) saying you are transferring management over to this new agency, and that you will pay out the termination period fees but do not require them to continue working, and would like handover to commence immediately.

    Also call them and tell them this over the phone and ask them for a date when the files will be ready to be picked up so that they don't just not reply to the email at all like the last agent I left did.

    That's all of what you need to do. Your new PM will do everything else.

    I suggest you learn what interview questions to ask property managers before hiring someone new so that you have a better chance of finding someone decent.

    Has any damage been done that you need to claim for? If not, then surely not an issue?

    Insurance doesn't rely on document transfer from PM. Landlords can change insurance providers whenever they like.

    Yes, I get that. But it's online, accessible to the world. I'd certainly be using them to my advantage.

    Most of this isn't worth the worry as it is out of your control..

    ONE thing I would do is email the agent and make it clear that the bond is NOT to be released until after their exit inspection and YOUR own inspection, only then IF everything is within reason will you give email/written permission to release the bond.

    I hope you have a full entry report with photo's ?????

    Yes, I will do the same. I have entry report on hand. As you know, photo is compressed to PDF file, this 10 pages report has a hundred of photos, I have that PDF report but photo is not that clear in it. Agent should have all photos in their hands.

    what I saw is door is damaged, a lot of scar by dog's claw, laundary cabinet boards is removed etc. I have question about you talking about changing insurance whenever I like, different company has different policy such as EBM and Terri sheer, they have different cover about pet damage

    Thanks for your advice. If my current agent do not release inspection report to my new agent, what can I do? I have inspection report, that is 10 page PDF document, photos in the report is around 100, since PDF file is compressed, photo is not clear. Will currnt agent not transfer original photo to my new one?

    I do not have knowledge about dog, when PM said jack russel, I went google to see photo, it is small size dog.

    Do you have any reason to think they won't release it? I have left agents before and even though the agent was not happy I left, they still handed over the report.
