Hi PropertyChat, Was looking at a property like this with connected walls to each dwelling on either side. 12 Trouton Street, Balmain, NSW 2041 We talk alot about buying a house because you get the underlying land - land appreciates and buildings depreciate etc In this instance though, or with terrace houses in general, seeing as you are connected to the adjacent dwelling, does the land value mean as much, as surely you are limited with what you can do with the building? There are covenants for a right of support for each of the party walls so demolition of the side walls is out of the question unless both parties agree. Fixing rising damp in common walls is also an issue. There may be heritage issues preventing certain works eg it's a row of 2 bedroom workers cottages, council may not approve a loft bedroom or roof extension. Rear lane access is a boon however this one may only have a dunny lane so not accessible by car.
