    Heard from my Real Estate agent today that there is significant buyer interest in Deception Bay. Seems that they are fielding lots of queries from buyers agents.

    Fhb and buyers agents. The newer area in Moreton downs etc is white hot ... even down sizers too looking for sea change...3 x1 are selling for close to $400k now

    It is both "buyers" (could be local or interstate) and "buyer's agent from NSW" so maybe assume a mix of OO and investor demand.

    Coincidentally I went through Dbay today not having visited for a year or so and very noticeable changes are ongoing. Shops are significantly upgraded and are almost unrecognizable. What was most noticeable though was the shift in demographics, very different set of shoppers now and the car park is full of newish vehicles. In the southern end Houses seem to be significantly better kept and money being spent on renos...definitely signs of new inflows to the area. Now looks a lot better than kipparing...very surprised how fast things have changed in certain pockets.

    i live locally and watch the prices closely and it feels like its gone insane, 4x2s are cracking the $500K mark now, 3x2s into the mid $400ks.
    We bought a 3x2 walking distance to the water in mid 2018 for low $300's so I'm not complaining.

    I follow the sales on RE and saw this one first listed at 479+ so was surprised by the result.

    If you are looking for active investments see Wombat's posts, if you are after passive Morton Downs or North Rise which are super popular with FHB's priced out of the broader Redcliffe Peninsula. The northern areas have a lot more public housing but are more affordable and will gentrify like the southern part over time
