Deceased estate with possibly no approval on outbuildings

    I have been looking at property that is for sale and its a deceased estate.
    I have been told by the agent that he can not varify that some of the work has been approved, (two out buildings, one attached one stand alone)

    1) Is that true? That he can not legaly find out?

    2) And is it true that its sold "As is" and the buildings and pests wont stand in the contract?

    It has no smoke alarms or RCDs either. I was under the impression that you cant sell a house without these fitted, but the agent says as its deceased estate its just sold 'as is".
    3) is true if its deceased estate it can be sold without the smoke alarms and RCDs?

    Not the most friendly agent so did not go into it in too much detail with him.

    1. Yes - he could check with council though.

    2. yes - depending on the wording.

    3. I am not sure - what state?

    Dose anyone have anything else to add about deceased estates?
    The property needs a bit of work so I'm a bit nervous about it.

    I would absolutely be getting a pest and building inspection done

    Doesnt happen to be in the Town of Cambridge does it?
