    Seeing rental reductions now if the Darwin renter facebook groups.

    I reckon we're starting to see a moderating of the rental market. I reckon things will cool down over the next 6 months as the country opens up and markets stabilize.

    Not sure how this affects house prices.....

    Sweet! Just be cautious with the stats. There's always a lag. Any change won't be reflected in the stats for a few months.

    I'm now strongly suspicious that the peak has passed.

    G'day Fellas/Ladies,

    Can you even get a good property (house) for $350,000 - $400,000 max? Looking at this investment as a PPOR as opposed to an investment property.

    Ideally I would like to buy one day, and potentially in Darwin, but it appears most of the suburbs we like we are looking at 600 - 800K which is way out of our budget for our household income.

    I love Alawa as it is close to Marrara Basketball Stadium which is a big part of our life style.

    Hammer, are there any safe suburbs where you can get a home for 300-350K? Even if it is a Townhouse. We are a family of 4 (2 kids 2 adults).

    There's not a lot! Damn!

    There is one for 350 in Bakewell...but you'll need to get on that like today.

    If not there are a couple of duplexes available in Roseberry that would be fine.

    But the Bakewell one, at least on paper looks like the best deal at the moment.

    Hi NT peeps. Hope you’re all doing well. I was wondering whether anyone can recommend a tiler who’s work is neat and tidy. I got a reno for my small kitchen with the govt grant. Cabinets and bench top were perfect. Some of the tiling however looks like a dog’s breakfast and needs to get ripped out and redone. Like he even literally took paint off one of the walls :confused: I’ve learnt my lesson now that not all tilers are equal!

    Anyone else noticing a cooling of the market?

    It's looking like school enrollments are dropping as families move back down south.

    I have a hunch we'll finish up in a better spot than where we started (thank the stars!) but that the covid uber-boom is over.

    Anyone else noticing things calming?

    Sattler Christian College where I am the principal has confirmed enrolment increase from Day 1 Term 1 2020 to Day 1 Term 1 2021 of 70% increase in students, so Id say no ;) if thats cooling Id like to see what growth looks like ;)

    Yeah, will be putting on 4 new staff over the holidays, have a few positions to fill in the new year to accomodate the growth. Any new enrolment enquiries I'll do over the holidays myself so it could be closer to 80%, difficult to predict, but we have excellent staff, a great culture and a safe and settled learning environment, so a lot of pull factors at play.

    Do we have some sort of property investor advisor in Darwin similar to Empower Wealth similar Melbourne? They are pretty well known and my BIL works there. I know we have a small market here but I figured given the money we may commit to Darwin - would like to go in with a bit of guidance. I've been a stock investor for a decade and I am familiar with this. I am not very familiar with property.

    Not that I know of. Avoid palmerston in general, Fannie Bay holds value in downturn ok, local demand sees people wanting to move to that suburb. Hammer is across the market as well as anybody. If its PPOR im happy in Leanyer, think its a great subjrb.

    @mtooler, @hammer - could you please share your general view/opinion of Stuart Park? (specifically on the eastern side of Tiger Brennan Dr, near Dinah Beach, not quite sure if that makes any diff when compared to the western side of Tiger Brennan Drv)
