    The issue with leveraging on shares there is a great chance of a margin call - where as with property it is extremely rare.

    Also typically the LVR for shares is less than what is allowed with property.

    Units in both Sydney and Melbourne are performing better than houses now. Houses in Melbourne were up 4.9% over 12 months and units are now at 6.6% during the same period according to corelogic.
