Look for the worst/most incompent/inexperienced agent so you can negotiate the best deal for you not for the vendor.
Out towards that area I'd google Simon Birse. He's been selling there for decades. I'm not sure if many agents would sell off market at the moment. More competition= better results for the sellers.
If you want to know who to avoid then call that clown. He has no idea what is going on, calls of a private number and has no idea what your history is. Just got your number off one open you went too and know he calls every 3 months.
I’m a huge fan of Currimundi beachside of the Nicklin, I feel it is some of the most under valued real estate on the coast. My wife and I just went unconditional on a place there, the way the market is going we are very happy to have a bought there. I called the top agents every week, waiting to see what comes on the market in a market like this leaves you with little chance. We managed to buy pre-market from Carol Carr. The agents at Caloundra City Realty also list a few properties in the area. I found Dan Arndt to be pretty helpful also.

I also bought in Currimundi beachside of Nixklin Way. I agree with Hayden94 that it is undervalued compared to neighboring beachside suburbs which was one of the key reasons I purchased there. I can walk to the beach, parks, cafe, pub, surf club, riding paths etc. Love it.
The streets that I love the most in beachside Currimundi are: Holt St, Flinders St, Watson St and Robe St. Anywhere in that little pocket is excellent, however these streets are already pricey. In my opinion, any of the streets East of and including Crown St are the best. Close to beach, lake, parks, tracks etc. And you can still find reasonably priced houses but it looks like they're starting to move. This is all my personal opinion. The house looks nice and close to beach. 680k for 3bds, 1 bathroom, is this investment? How much for rental? What's your thought for this one, expect capital growth for the next 10 years?
Going to live in this one but also bought it with an investment hat on also. Expecting strong capital growth. Plan to keep it forever like the rest of my portfolio, my strategy is simple. Buy quality assets and never sell. I’ve heard it too many times from people on here to even think about selling a property if it’s quality.
