    Deal Analysis - 4 Bedroom FHBG

    Hi Guys,

    I found an opportunity for a 4 Bedroom house which I plan to move into and rent out 3 rooms. I would be entitled to the first home buyers grant. I whipped up an excel to analyse the deal. I haven't yet accounted for maintenance or rates. Can anyone let me know if I have neglected anything else that is important and generally criticise my plan?

    P.s. the interest rate I chose is due to having special access to a lower rate due to my profession. I also am likely to be able to get a 10-15% down payment
