Covered weep holes - help?

    My IP was rendered by a previous owner and the weep holes in the brickwork unfortunately were rendered over.

    In a recent inspection we noticed dampness along the lower brick walls and peeling paint (photos attached). The inspection was right after some heavy rain.

    I'd appreciate any advice or comments.
    • Should I be worried about this? [beyond the cosmetic paint issue]
    • What to do?
    • Who to call? Brickie? Builder? I'm not sure where to start??
    • Any risk to the timbers inside the wall?

    Since there are no sub-floor vents I assume it’s on a slab. Is that correct?

    Weepholes ventilate the cavity and allow for drainage of water that gets into the cavity so it’s important to have them clear.

    But, are you sure there were weepholes to start with?

    Houses should have them, but they might have been left out.

    Yes correct - on a slab. SEQ - greater Beenleigh area.

    I think weep holes were there originally, on close examination of the render I think I can see where they were.

    I would be surprised if blocked weep holes are the cause of that problem,

    A 10x70mm weephole doesn't ventilate, it's only purpose is to allow water to flow from the inside face of the external wall, down to the flashing to the outside world.

    Get out your drill and drill them out. You don't need a builder, plumber or powder monkey.
