    Frankston has shot off already mate, talking specifically Frankston South as the area I focus attention on. Based on comparable auction and sales results a property I purchased would sell 20% more than I paid for it in July last year....it's a bit nuts....but I like it :)

    What you guys think about 2 bedroom unit will fare in future? any chances of CG?

    Units have done surprisingly well in the past. I would try to get something close to city centre, however. Not saying a unit is better than a house though.
    They have their pluses, for sure.

    Demand, ripple effect (affect!?!? Always get confused on that one) and price point. Seaford and Frankston are the last remaining suburbs you can get into for under $600k bayside.

    When I say city centre, I mean Frankston city. It was only a year or two ago that Frankston units were out-performing many other areas and sometimes they do better than houses. I quite like units - so little to worry about ... except the Executive committee!

    What's everyone's thoughts on Franga Nth?
    Not in FHS zone, however still reasonable entry price but can't shake that stigma ..?
    Any signs of future growth?

    Was it a buy & hold or develop scenario? If develop, did the numbers work out in this hot market?
    I think you did great in anticipating the sold price :)

    I'm so excited about this project and the future of Frankston. We've all been watching and waiting for such a long time to see the tipping point. I believe that's now!

    I ended up purchasing in Carrum downs last week. Paid 345 k 3bed two bath. Lucky it has side access of 10 metres and 25 metres deep so hope to do somthn with that later on down the track.
    There is pretty much nothing for sale in Carrum downs ATM

    If this is what it's like in the heart of winter, I can't wait to see spring!
    Ash Martin and Aaron Froling should be able to retire soon! Those youngsters have worked very hard over the last few n years. Their smiles look genuine. :)

    Yes. The above Lewis St should sell for at least $650,000 if put to the market 6 months ago.
