Cost of QS / Depreciation

    G'day all.

    I'm in a bit of a hurry so pardon the brief message.

    Can someone tell us what is the "normal" cost of preparing a Depreciation these days? Someone paid nearly $900 for a $550k house. Having bought our house/unit many years ago I feel I am a bit out-of-date.

    The fees depend in part on how much information the client has and how old the property is.
    $900 is well above the market rate for a straightforward inspection in a metro area. We would like to charge that much, but it's not possible.

    There are some comparable info available from the BC and other Units, and it's 16 years old. Would $500 be more right?
    BTW, how many pages report do we have? Our old one is only 7-page but the recent one goes over 20! Similar value.

    If it's a job that requires an inspection, $500 is a bit low. For that you are unlikely to get a qualified person on site.
    Our standard fee is $715, but we charge PropertyChat people less than that.
    The number of pages in a Dep Schedule is not the best way to judge it.

    'What will having a depreciation schedule save me? '

    Thanks for sharing. That is really informative. $700 mark seems fair.
    I strongly dislike long report, repetitive and all that. Pest & Building Inspection is one (1 page report and 10 page disclaimer) I am a one-page person: one page Executive Summary and the rest just annexure. Might be a bit extreme but too often people drowns in their own report......

    I see loads of them. Cost varies as you can imagine. Typically $550 through to $770 is very normal. I see some awful reports - Dont bother with cheapies They often do have a short report - I just found a new one that stops at 3 years. Waste of money IMO. What happens if we need to write off the AC unit in Y4 ?

    These firms know their stuff and I know all are are very strong on recent changes. And provide good customer support. And are well represented and share their knowledge on PC.

    I have used Washington Brown for two properties and would happily recommend them.
