Cost for subdivison of 1 to 3 in Sydney West

Hi All,

Going to inspect a huge block over the weekend. Thought will get some idea before deciding anything.
I am planning to subdivide house to 2 or 3 and then construct houses. No issues with selling as all are friends and committed to buy this.

The sewer runs through middle of plot and water connection is at front of house. So need to extend that.

Cost wise I am not sure but from this forum looks like 50k per plot.
Any prior experience with Parramatta council for similar DA? Looking at time taken from DA lodgement date to approval.

Overall we should keep aside 10-12 months for completion of house.

Any thing else to keep in mind.?
