    Hi everyone, I am new to this forum. I need advice on Coopers Plains suburb in Brisbane. I am looking to invest in a detached house with 400sqm land componen. Expecting to get a good capital growth in next coming 5 years. Planning to keep holding as long term investment.

    Any advice on this suburb area would be highly appreciated. Thanks.

    Welcome.

    Semi industrial area but nice and close to the uni and QE2hospital. Train station.

    All depends on budget/strategy/goals. If your budget can afford it I'd prefer a little closer closer to the cbd, older home on a 600+sqm lot in a good OO area. Something easily rentable with add value potential for the future, even if its just a cosmetic upgrade .

    Great area cannot go wrong.

    Neighbors with Sunnybank, about 10km from cbd as a crow flys, has a train that can take you to city, airport and Gold Coast. Has the uni and Hospitial which provides demand from renters.

    Is 'as a crow flies' the new yardstick of measure to the CBD.. ? :p Though I do agree its a good area medium to longer term.

    When you have a helicopter like me then it is the most important measurement :D

    Did I mention Archerfield airport is just up the road?

    I am have been living in Cooper plains for around 18 months now and can attest to the fact that it is an excellent suburb.
    Recently there have been a number of townhouses in the areas which has probably reduced rental demand but it is still good overall..
    An FYI by the way,
    If taking the Cooper plains train station is a must then you must know that the railway crossing at Boundary road is the the busiest crossing in the SEQ train network.During morning peaks might take 2-3 signals to get through.
    If you choose a place which avoids the crossing would be good like closer to the Uni or hospital which gets you to the station through the back roads.

    Thanks everyone, I am mostly looking out for renting to uni students or who works in nearby hospital or other industries. Thinking about multiple occupancy plans, but need to see how it goes. I am hearing about good area with lot of rent potential.

    Is the OP talking about coopers plains? The subject and the original post says coppers plains - never heard of it?

    It's in the epicentre Sunnybank-Salisbury -Hospital -Uni -Aldi Garden City just up the road..
    When you say detached house,is this one of the old H/C houses that was split and a new house built next to the old house?..imho-- I know several some that have held property within that area for over 25 years and have never heard anyone complain and most have now retired from the money they made it that area..btw just check the flood maps the railway end does flood and if the property you are looking at in within those flood plains the risk free is the hospital uni government drug testing labs..

    There's alot more Chinese people living in Coopers Plains now, compared to say 10+ years. If close to the Musgrave and Troughton Rd intersection there's lots of buses (119, 120, 135 and 155) buses that take you to the city. About a 30 to 40 min bus ride to the city.

    Price is usually the answer however average days on market for Coopers plains atm is 70 days and this is at 82 days so it is just above average.

    Probably just needs to lose the ‘+’ from the quote price as this sold for 740k which we can determine as land value, yes the house is worth more than this one however a developer is just going to destroy it so it is of no value.

    If the vendors are trying to sell it as a house they would likely be looking 600k. For their price it could be trying to find a land banker who wants to sell or develop in the future but they can rent the house out for 1-5 years.

    I haven’t inspected it so maybe there are other issues not aware of.

    Do you happen to know the land size of 108 Orange Grove Road, Coopers Plains?
