    Was wondering how construction costs and build times are in various states.

    In WA:
    Siteworks: $8k to $20k
    Cookie cutter 3x2: $150k+
    Cookie cutter 4x2: $200k+
    Average completion time: 9+ months

    A lot depends on the builder and if it's a unit development.

    $10,000-$20,000 per square for build cost, depending on finish.

    Subdivision into 2 torrens titles is 20k-25k including water, council, DA, contributions, etc

    Single story 3x2 is about 165k including all the siteworks, construction, finishings, etc

    Is it double brick or some other type of construction? $165k turn key is not bad.

    In Melbourne a mid spec build on a 17 sq 3x2x2 turnkey costs about 176-185k

    On a 19 sq 4x2x2 (1 living) is about 185-200k

    Pretty good numbers
    I think 3x2 is about 170k. Unless this is 3x2 with no theatre no study and very basic fitout

    Brick veneer.

    Only WA is the only state dumb enough to do double brick :)

    You know the golden rule. If you have the gold you make the rules. Buyers here insist on double brick and view anything else as second tier irrespective of merit.

    Which is silly.


    3x2x1 single story 155sqm incl garage in SA. $133,000. Since spent $18,000 on finishing driveway, landscape, pergola, storm water etc

    Future should be pre-fab homes, if we can get costs down to a reasonable number.
