Hi All, I'm an experienced property lender and looking to branch out into property development, specifically land subdivisions. I'm looking to do a land subdivision development project around $5m to $10m gross realizable value (GRV) which will require around $800k to $3m equity, debt I would source via a private lender. I'm fairly indifferent to project location but would prefer VIC/NSW, I'd like to use a project manager to help source sites and manager the project. Does anyone have a project manager they could recommend? Many thanks.
There are a multitude of steps involved in the process. Countless variables and rules to follow, plus whatever the local council planning dept new fad of the month. And a swag of new environmental regs that have come into place last 2 years. Every step will cost money ant time. Often the councils won't even know the latest regs, so your subd just keeps getting delayed. Talking to surveyors and town planners will only get you vague answers cause that's all they have. The timeframe is open. could be 6mths, a year, 2 years.... who knows. As for a project manager for such endeavor, it could be very expensive by the time you find out you picked the wrong guy.
