    Were they renting out the property before the asbestos was dealt with?

    Yeah, it was tenanted and they did the works after their lease ended and they moved out.

    I've seen wording to the effect of "must be available for rent", does it need to be rented afterwards or just "available"?

    Asbestos deterioration doesnt occur on a Thursday. Its a slow and gradual deterioration. Unless someone is fixing a patch or two (hail or a foot ?) then its going to be capital expenditure whether initial repair or not.

    The environmental protection deduction to replace it should be weighed up v's temporary measures which delay that. Note that if you plan a future demo and the roof is not replaced then expect that demo costs to be vastly higher

    The example I'm talking about was inside, like asbestos sheeting in kitchen/bathroom all removed and replaced with gyprock.
