We turned a three bedroom Queenslander into a four bedroom Queenslander by moving the main front door which allowed the long ago enclosed verandah to become a bedroom.

It didn't cost much, but when it came time to advertise as four bedrooms, the people coming to see it were underwhelmed. They all expected a second living area and a second bathroom.

So, I'd simply suggest that just adding a bedroom does not make it a four bedroom home, at least not in the eyes of someone wanting the extra living space that usually comes with a four bedroom home.

I'd think your best call is to ask the local rental agents whether squeezing in a fourth bedroom without having the extra space for all those people living there is going to be a waste of time and money.

You may find the extra that is paid for a four bedroom home in the area will not be paid for your place due to the lack of extra living areas that usually come with a house that was built to hold four bedrooms full of people.
