Comparables for Property Evaluations

    I have a house that was subdivided and retained 350 m2 of land. It's 3 br, 1 bath and 2 car spots. I'm struggling to find many comparables in my area to hand to bank valuer. Most 3br units are 2 storey townhouses with 2 bathrooms (generally on less land) and most 3 br houses with 1 bath are on 600 m2. For home re-evaluation, should I include only previous 3br 1 bath units or could I include 3br 2 bath And assume I'd sit below a similar condition property? If I only include 3 br 1 bath units the timeline goes back to far to when properties were cheaper in my area.
