What are the thoughts on these areas, Capalaba, Alexandria heights, Cleveland etc? The yields seem to be ok and there are a few subdivideable blocks available, not sure if it would be practical to sub divide in these areas?

I have a property under contract in Thorneside. I like the area, lots of new builds, positioned well geographically with easy access to the city and the bay as well and has the train. Close to Manly.
Has had good capital growth. My strategy is more renovations. My suggestion would be to get close to the water, Capalaba and Alexandria Heights are more inland.

What about jobs in the area? Do most commute to the city?

Depends what you are looking for. Thorneside was listed as one of the top 10 growth suburbs. I would personally avoid Logan, Ipswich and Caboolture. There are some areas closer to the city that aren't as good, got to watch flooding and low socio-economic areas.
