I've mentioned else where that we recently bought a house in Claremont in Hobart .

I check what's going on in places where we've bought and one of the stats I check is the vacancy rate.

Currently the vacancy rate for clareont is 0.2 % . Don't think I'v ever seen a vacancy rate that low before

Nice little bit of confirmation about our latest buy

Yes, it's similar across many of the northern suburbs (I haven't checked southern but am sure it's similar). Says there's need and the price must be about right (or the tenants will start looking elsewhere).

Actually they cant really go anywhere else because the vacancy rate for Hobart is .4%. Its been this low for months now and tenants are finding it very difficult to get housing.

Sounds like a good time to jack up the rents.

While I understand that Hobartians may not travel too far, at some point they will start moving further out where rents are within their means, and cope with the travelling, or move to Launnie or elsewhere.

mmm I wouldn't like to generalise about the travel preferences of Hobartians but they would certainly need to move to a different city as the 0.4% vacancy rate is for the greater Hobart area not just the center

nt's on the outer edge of Hobart so you can't really move out much further .
