I have some great tenants in the early 20s who work hard and really take care of the place.
Any ideas what you would get them?

Knowing a bit more about them and getting them something personal would generally make the gift well received. Eg wouldn't give alcohol to someone who doesn't drink.

You're going to get a lot of people responding that they get a roof over their head and a lease renewal for christmas :p

Movie tickets is what I do. I haven't met anyone yet that doesn't go to the movies.

In the absence of a more personal idea, you could do a gift basket or bag of xmas snacks. When doing my gift bags, I try to include something a bit special that can't be acquired in the local supermarket. Something special from a market for instance. I included caramelized peach balsamic vinegar in my xmas bags one year and it was a winner.

Warning about chocolate... it can melt during the car trip to deliver the gift. Thus easier to do gift bags because that way you can transport chocolate and perishables in an esky and pop them in the gift bag at the last minute. This would be problematic if you tried to do a hamper because you would have to put it together in the car, wrestling cellophane. Too hard.

Haighs chocolate is a goodie though. I have included that in my gift bags :)

I don't know, it can get awkward come rent increase time.

I'd rather just keep it as an arm's length, strictly business situation.
