    Back on topic, my experience with Christie Downs.1st tenancy for 12 months faultless.2nd tenants with 3 kids moved in from south east looking for work.1st 12 months no dramas,no late payments,looked after the home,did the right thing.Re signed new 12 month lease and in 3 months things went south very quickly,chasing rent,water,cleanliness ,damages caused,he was jailed for unspeakable crimes,then a scheduled inspection took place and she was gone,house trashed and Judy harrow property Management got terminated,that day!!

    12km to the city. It's slowly gentrifying. The older side (south of Montague road) is slowly starting to get developed and gentrification is occurring as migrants and first home buyers are seeing its potential. Being situated between Main North Road and Bridge Road gives easy access to the city and public transport is abundant. Jobs and industry wise its superior than Christies Beach as there is a lot of industry in the North and North West and travelling time to the CBD is significantly less. For young families there are lots of schools in the area and the local Super School (Roma Mitchell) is also another education attraction. Shopping wise Westfield TTP, the new Kilburn shopping centre, and Northpark are all within a 10 minute drive.

    Christies Beach is also a good choice though.

    Very much agree - it's a case of choosing from areas which all have strong drivers.

    Pooraka is still heavily popular with a number of immigrant communities, particularly the Vietnamese, which keeps a base level of demand at any one time.

    That's a shame. How has it been since?
    And is Christie downs exactly the same as Christies beach?

    Also, are you also saying ingle farm and para hills is just as bad?

    Ingle farm is pretty bad in my view. I live about 3ks and a bit closer to the city. There is one thing I have noticed for several months now. There is a police chopper flying a lot lately. It seems to be it's flying over Ingle Farm quiet frequently. I usually take a walk for an hour around 1-2 am to rest and I hear it circling there. Don't see it over Oakden, Northgate, Walkley Heights, but see it over Ingle Farm.
    Have no idea what Christies beach is.

    Thanks for the info, I'd definitely be leaning towards jobs/schools/household incomes.
    so pooraka is a higher buy in than ingle farm, but is ingle farm similar demographics to pooraka?

    Christies beach is where all our parents, uncles, cousins, used to buy holiday houses and keep them vacant for summer escapes, when it was cool to have 5 families staying together in a 3 bedroom house and call it a holiday lol.

    It was also really really far away from civilisation - like a day trip when we were young (coming from western suburbs).

    Now I head down there for rentals frequently, takes 30 mins down the freeway, lots of people actually "live" there, not just holiday houses, and I still have my mum acting like I'm taking a trip to Melbourne every time I say I'm heading up to Christies beach. Lol

    Ingle Farm - Probably 3. Salisbury is 2, Elisabeth 1, Davoren Park 0. Thre is a suburb just across the road from Ingle Farm - it's called Walkley Heights. I used to have a property there. I would rank it 8 as a comparison.

    Ok, so Christies beach isn't like Christie downs. How do you rate Christies beach?

    I'm not interested in Christie downs. I'm looking at property as close to the beach. And comparing them with inner city places on par with buy in prices, to speculate which might have the better returns over the next so so years ahead. Going by what others have mentioned regarding jobs/close to transport/near CBD, sounds like inner city might be a better option. Unless someone can convince me Christies beach might be a better option, although previous growth history has been better, but can't rely on past info.
    And development potential is a must on a larger block.
