Choosing agent & selling

    I'm selling a property in Canberra soon. I've spoken to two agents, they both seem great.

    They've both sent nearly identical appraisals, I've negotiated both to 2.0% inclusive commission (is that good?) and similar marketing costs/campaign strategy.

    I'm just having a hard time deciding, at this point I could toss a coin. Is there anything super important I should be asking?

    When I'm looking for a sales agent and all things being equal, I consider:
    - who do I have a better rapport with and will make the process less stressful
    - who is better at negotiating
    - do they have a database of buyers from similar recent sales
    - do they use a team or is it just the main agent

    Thanks Mel that's a helpful list. The who is better at negotiating gets me thinking and might really help with the decision. Thank you.

    Hmm "negotiating" is prehaps overselling it. I said would you do the sale for 2.0% inclusive, they both said yes. It's a hot market - they shouldn't really have to do much work at all.

    Indeed, that's what I was going to say too, they should say no and talk you back to pay the asking commissions, i guess they are still hungry for the listing

    Actually I prefer younger agents or those agent has fewer stocks as they do work hard for you and they will call every single buyer to chase the deal...From my experienced a lot of older or established agent doesn't really care if they have and kind of laid back if they do have a lot of stocks to sell, they just let your property sit there and wait for the right buyer.

    hot market, choose the cheapest, house sell it self, especially in an auction. auctioneer is way more important.
    real estate agents are just a door holder.

    cold market, sign all of them to non exclusive, no one said you have to go with only one agent, pay them a ladder style commission, they more they sell for the more they get.

    Go to a couple of open homes with these agents and see how they run things and a get a feel for who’s style you like.

    Yes. I would say the same. I'm selling interstate. Qld and find it more difficult not being able to the agent in action. Old skool but you need to know how hungry they are when it matters.
    In a hot market put a date range for them to sell in, nakes them know you're serious

    I recently had this option.....

    I went with who I viewed as the better option, shortly after, but prior to even listing on their own data base they want me to fork out $6,500 for advertising :confused:

    Am sticking with their data base and a basic sign out the front though, in this market the property could near sell itself :p

    Negotiate the commission real hard - I have heard it’s coming down to 1.5% including GST as sales prices have soared and properties are practically selling themselves so it’s a lot less work for agents.

    We are buying and selling

    We spoke with 2-3 local agents in syd. 2said 1.5 incl GST
    One gave sliding scale

    all marketing charges same

    the guy who gave sliding scale sells max properties in a month as per realestate sold history for my suburb.

    And see what sort (if any) follow up you get and when. A great opportunity to assess the agents buyer servicing which will help get your home sold.

    The follow up will range from none, to a phone call from a junior some time next week, to a timely call from the agent assessing your needs and looking to help you to move forward. Which agent would you want selling your home?
