    Lol are you alright bro, no need to waffle on. Maybe it was 3 different thieves? My friend lives in Labrador and has been broken into on 4 seperate occasions as an owner occupier since she moved there 9-10 years ago. The whole area of Southport and Labrador is very well known for its crime and rampant drug use.

    Yes, there is crime and drugs there, but for every person who have experienced multiple break ins there is one who has lived there 15-20 years and never experienced it, like a close friend of mine who I lived with for a year a long time ago.

    It’s got a bad rep but it gets blowen up a lot buy snobby southerners who like to make sweeping generalisations about a lot of the northern suburbs while they themselves have theft and drug issues at their doorsteps.

    Anyone who can’t see rapid gentrification of this area and the gold coast in general is blind. That includes the slow improvement of social issues and in increase of cultural diversity.

    Well you would definitely know what BS sounds like, don't think anyone on this forum would doubt that ;)
    The house sat vacant for a period of time before my friends bought it, police mentioned it was used by homeless/drug affected people during that time, they didn't get the memo that it was sold.
    2 attempted break ins happened on the same night a few hours apart, the other a few nights prior.

    Call it BS if it makes you feel better, seeing as you feel the need to defend the area, for whatever reason :confused:

    I thought this was coming. I am put in place and feel small. I defend whereci own pure self interest!

    There seems to be a bit of this on the coast, anywhere north of Broadbeach is considered 'trashy' by some, yet when I lived in Miami and Palm Beach there seemed to be so much petty crime and drugs, every suburb has their good and bad. Living in Southport there does seem to be more homeless here though.

    Southport absolutely has the highest concentration of homelessness, there are rehabs and halfway houses in the immediate area, other community support services of the like as well as the Centrelink and courthouse. There is no denying Southport / Labrador is a world away from the southern suburbs, but it’s improving, slowly and areas like Chirn Park are improving quickly. There are a lot or renos going on in Labrador.

    Southport and Labrador are where the majority of homeless are set up, along the Broadwater. This would explain the higher break ins ect.

    I've been watching the Chirn Park prescient market trend on the Gold Coast. I've recently discovered some really good sale results with the links below. House prices in the neighbourhood appear to have risen dramatically in recent years.

    I don't think its performance is unique for the GC. There are suburbs that have gone even more ballistic like Palm Beach, Miami etc.

    But some people still say it’s Labrador and Southport, the nicer part though.

    According to them, there is a fair amount of crime in the area (break and enter type) as well as homeless people and drugs.

    Chirn Park has become so gentrified?

    There is/was a stigma...I'm not sure that stigma is as strong today though. Re: that and crime levels, you'd have to ask locals.

    Stigma often stays long after issues have been resolved. It takes time.

    I just spoke with a few knowledgeable real estate professionals specialising in the Chirn Park area. They told me that the Chirn Park area has only recently begun to take off. It is the last good area near water that is still affordable to buyers, as other areas near water have grown out of reach for many people.


    The hospital and university are also nearby. At the same time, it is located to the north of GC, making commuting to Brisbane not too difficult.


    Many buyers still want to live in this area. Meanwhile, there are 30% fewer listings than in the same period last year.

    While this sounds good, be careful listening to people who have vested interest in promoting an area., ie. a real estate agent is not going to talk bad about an area they're selling.
    Chirn Park is a small pocket of Labrador, and there are large parts of Labrador that are still pretty undesirable to live in, even Chirn Park has issues with homelessness that other areas don't.
