    No way will you be better off when your tenants are ****** off that you have left them with a house full of really minor things that should just not be a problem. Do you want your tenants to take good care of your house or do you want them to care for it as poorly as you did?

    We have a house where the tenants stay for several years so when it is vacant, we replace all the light bulbs and tap washers and the toilet seats. It's only a few hundred dollars to do this ourselves.

    If you get the lease signed and have them move in 2weeks after, have the place fixed up before they move in.
