    Hi all,

We have a townhouse with 25 down lights, 7 of these are positioned in a high ceiling & over stairs so the property manager informs us that this is our issue to fix due to safety.

We are weighing up our options.

Do we, spend $1200 and replace all 25 down lights to LED down lights and never change a globe again, or do we send the maintenance guy in as needed to change globes at $150ish & assume this happens once or twice a year.

We are leaning towards the replacement option, but I am throwing it out there incase I am missing something from a tax/claiming angle, or anything other input.

I'd replace once and be done with it. We have done this in our own house, and as we need work done in IPs we do it there too.

why is it 1200 ? lights are less than 20 bucks each with transformers.

also, be aware, LEDs do also stop working.

Can't you just replace the 7 above the stairs at about $350?

I had LEDs put in my kitchen to replace the halogen down lights. They are great - very bright though.
