NSW Central coast, Wyong

    Hi all,

    Newbie to property investment but learning more from forum members everyday.

    Looking at purchasing first IP, looking at the central coast, budget around $500k, what do people think of suburb of Wyong ? the price seems to be lower in Wyong which baffles me. It has train station, school, close to Tuggerah shopping centre and Wyong hospital, and the properties seem to be newer there too. Anyone know why it is considerably cheaper than say North Gosford or Kincumber? Is it the demographics?

    Yep it’s a ********.

    Have a look at Killarney vale. Neighbours Shelley beach and considerably cheaper. Stick lake side.

    I own in Watanobbi.

    The area is changing...it has to because it is among the cheapest on the Central Coast. The facilities are good.....you also have access to the station at Wyong. I also own in Woy Woy..I look at how that has changed...it will happen to Wyong also.

    If you drive up the back of the highway into those streets, there are streets full of housing dept houses,the area looks like mt druitt

    It is a very large housing estates built in the 1970’s

    Wyong still has that crime stigma

    I do feel however it may change

    How about Nararra, Wyoming and Lisarow ? They look like good residential area

    Hey Poppii,

    If you're budget is $500k, I'd say you'd have more luck further north of Wyong around the Gorokan/Toukley area. You mentioned Wyoming which is another good bet.

    TheDoc mentioned Killarney Vale but I think you'll be stretching your budget there as prices have increased in the 2261 postcode.

    If you can stretch to a little over $500k you’ll get into K.V. Worth the money over Wyong, nararra etc. way better area 4-5km from the beach and less ghetto.

    K V pricing looks most over $600k, maybe little over my budget. Want to keep under $600

    Sash, how do you find Woy Woy for IP? tenants ok? easy to rent out? who do you use for PM?

    Bought from Dept of Housing.....have had 1 dodgy tenant....Raine and Horne

    I just had a look there are about 10 homes under $600k not sure what you’re looking at? Way better area than any of the ones you’ve mentioned.

    Hey, did you end up buying in Wyong? I am looking for an IP in wattanobi, close to wyong station and all ameneties, 10 mins drive to westfield, Tuggerah etc. My only worry is bit of a crime rate and prices has gone down in last 1 to 2 years but that may not be the right indicator.
