@Scott No Mates , @Simon L - I guess the weakness of Ryde area is the lack of reputed public schools. Correct me if I am wrong.

Do you classify Hornsby as upper north shore?

They are cheaper... Personally I'd stay away. When you sell you'll most likely have to discount, won't get a premium and you may struggle to find a buyer.

it's a little tongue in cheek. Cheap in, cheap out due to the percieved issues with these types of properties.

But I wish I bought on Carlingford Road near Epping station for 800k in 2008. Because within 18 months you could have resold it for $3mill.
    Hindsight....

All depends on the state of market. In a hot market when FOMO kicks in nobody cares of power lines, easements, bad neighbors,****** layouts. But yes otherwise it may be difficult to exit without offering some discount

And a hot market might only be 3 years out of every 10....

    Nothing conclusive.

People don't have the same issue with subterranean power easements because they can't see the high voltage power lines but they're underfoot compared to 30m up in the air.

Where do you see houses available in upper north shore at this price point (1-1.3mil). Most of it is well above 1.5mil there as far as I know

I would consider areas like Pennant Hills, Thornleigh, Normanhurst, Waitara, South Turramurra, West Pymble and Turramurra/Wahroonga if you can stretch your budget a bit more.

My preference is Castle Hill in terms of shops, schools and station.

Light rail to commence this year Parramatta to Carlingford with 7 minute services in peak hour. Better than the current rail service.
