Nice, is transferring the money outside the US to AU bank account simple? What are the requirements if someone from AUS wanted to pay cash for a property and rent it?

Edit: Do you guys look for certain types like condos? eg: 1195 Milton Ter SE APT 4309, Atlanta, GA 30315 | Zillow

How are you moving to the US? What's the visa type? I'd like to move over too after having lived there before but not sure what type of visa to go on.

Assuming you want to move there to work then a E3 visa is straightforward. Otherwise have to get a H1 work visa, which means have to compete with the every tom dick and harry for the visa lottery.

Forex transfers are super easy but best if you have a US bank account for operational purposes even if the real estate agent will accept a wire transfer from here. Can also use a lawyer for escrow but best to have your own account.

Look at E1 and E2 visas. Have to setup a business though. Or find your dream-girl/boy in the US :p

Or if you are accomplished in your field then the O1 visa

Set up an account in Australia, check their website
OFX | International Money Transfers & Currency Exchange or xe trade

You will need to set up a US Bank Account and they will need to identify you personally.

OK guys, a property around the corner just sold for $270,000, pretty much went under offer straight away.

Has had a simple makeover, polished boards, paint job. Our client has made some nice profit here, in 3-4 months.

I don't believe they plan to sell as the prices continue to rise, sit back and watch it grow and collect the rent
