    @larrylarry, I just moved our conversation here - dare not hijack @sash druiy thread (he seems a scary bloke :p) (Mayfield. I think new lambton, Hamilton etc still have some steam left. Are you waiting for another6 months to see how things go?)
    lambton, hamilton are pretty hot still. I am not waiting; want to finish buying before christmas, put a couple of offers but :(.

    Aren't you a breath of fresh air for the change. I did not know that...knew the Hospital was in play but did not now that they upgrading Green Hills. I own in Tenambit near the old gaol...

    Actually it may be confirmed next election....might become an election issue.
    I am less scary in person...well...I think so...;)...don't mind the discussion as I am interested to hear the convo...already learnt something from da Biz. :p

    This area has been in the doldrums for years @sash, i own one not far from there too, its about time there was some growth. Have you read about the Williamtown base upgrade? A billion dollars being spent there.

    @samiam those suburbs are still hot the question is will it slow down before Christmas... I don't think so. I'm also keen in Charlestown because it's established and according to a friend working in Westfield.... People in Newcastle spend more than people in Sydney per capita...that's why they are upgrading kotara. If that's accurate what does that tell us?

    The Westfields is getting a few of those big clothing brands, Zara, H&M etc. They were supposed to be going to Charlestown so they gave a lot of smaller tenants their marching orders to fit them in but then the big brands did a deal wirh Westfields instead. It's caused a bit of a problem for Charlestown.

    Yeah @Biz good rivalry there. Having said that people in Charlestown benefits from Kotara upgrade. I hate shopping though.

    Nope...do tell? You are bursting like an oil well with info...

    I think the Hospital is going to go through next election ...as NSW libs will need this seat...John Hunter can't cope. I got a val of 360k on my place when I pulled out equity....would be lucky for it to be worth 300k today...I bought for 204k...3 years ago.

    You didn't do too bad then, I bought in Port Stephens 12 years ago (noob error) and haven't seen much at all.

    From an equity perspective yes..but forgot to mention that I also spend 15k in renos...but I guess it is ok for only 3.5 years....one can't be too greedy. This is the point I am trying to convey...markets in some areas are very fickle. Lots of people bought in Aberglassyn..and other new suburbs and now have negative equity as the market turned against them.
