    If you are going for Cairns go for a premium suburb (still going to be relatively cheap). Volatile market.
    I have lived there.

    @JenJen i scored a good one finally! will post details after i finish the cosmetic reno.

    One thing i have noticed with the new Cairns Plan 2016 that came in a couple of weeks ago is that Dual Occupancy is now SELF ASSESSABLE!! The dual occupancy code is also easy to follow. This saves heaps of mucking around and many properties in the cairns region would qualify for minimal work and then can be leased seperately. I'm planning on doing that with this new IP. Council will up the rates on a dual occupancy but the increased capital gain makes it very attractive. @Bran @bob shovel @Azazel @Verdie

    @Andrew H I was looking at a Queenslander in Edmonton with dual occ potential but not many of the task estates were not familiar by the sounds

    Where did you buy? North, West or south of the cbd?

    Mine is already low medium residential, but anything that spurs development is encouraging.

    I'm sure I can make use of my block (over 900m2), I just haven't done it properly with a (paid) town planner as the end values just aren't worth it at the moment.

    I bought south about 5kms from cbd. Next to a major hub. Will do a larger post with details once i have finished the job.

    @Bran i'm pretty sure you only need a 600sqm block in low medium residential for dual occupancy which would make your size easily qualify in terms of sqm. May be an option for you.

    I can split mine in half and put a duplex on each half. It's LMR2/3. Problem is that the duplexes aren't worth the construction cost

    Yeah i wouldn't be constructing either. Plenty of properties around that can be split and turned into dual occ withouth construction.

    @Andrew H, that's great. Looking forward to seeing what you picked up.

    I noticed the Dual Occupancy changes in the new Cairns Plan 2016. Also, looks like a lot more areas zoned for higher density i.e LMR.

    Awesome! I had lost faith in all governments. I wont be satisfied until i see earth moving, but looking forward to seeing the rest of the developers who have been waiting for this to start their projects now.

    Herron Todd white report just came out. Looks promising. Airport passenger trend also up 10% thats huge!

    Not sure what will happen if the $ keeps going up, but it takes a while to flow through.

    Sadly, HTW speak of a softening market. I think they left it in 'rising market' as they have no reasonable alternative.
    They need a 'dud' column.

    This is in todays paper....every Cairns suburb showing postive growth (see attached). Some of them quite significant! Source Corelogic. Very positive considering nothing major infrustructure wise has happened yet but a lot in the pipeline. @JenJen @Azazel @bob shovel @Kinnon Bell @Bran
