NSW Buying a land

    I'm in the process of buying a land and I was not sure what would be the best way to go about it. \
    Couple of questions I have in my mind are:

    1) Do i buy from agents from RE/Domain or do I buy directly from the developers? Will there be a difference in price? I am bit apprehensive in buying from an RE agent.
    2) Are land prices negotiable. When RE agent advertises, they say "subject to availability" etc as if the land has such a high demand that there is no place to negotiate at all and you would be lucky to get one. If can be negotiated, how do you go about negotiating? Basically how do i score a better deal?
    3) How do we know about Gov/Developers land being released/on sale before it is being advertised on RE/Domain?

    Just asking the fellow PC members for their insights. Any input is much appreciated. \
