Other than noise, what are other concerns to consider when buying a house nearby busy Motorways like M4, M7 etc? Thanks

Well, noise is the main concern. Can affect ability to have windows open or have a nice bbq outside in the yard.
I guess will affect rentability and future resale value(and hence capital growth).

How close is close? Convenience is a huge plus, noise is a con. Depends how close for the latter.

    Pollution in my opinion.

Of course in 2 decades, when cars are all electric, neither noise or fumes should be an issue!

    Distance from exhaust stacks.

Until cars/trucks run on elastic bands, mice on treadmills or batteries you will have fumes and noise.

Pretty much has all been said. The visual blight too. House near me facing the M2 wall just sold for 2mill. I’m gobsmacked.

Motorways cut through suburbs with infrequent crossings which makes all the amenities on other side of the motorway hard to access plus lots of longer trips within your 1-2km radius.

Take any suburb with a motorway running through it and it will be less desirable than a next door suburb away from motorway.

Traffic noise and pollution are other two major deterrents. Even if there is no noise during the day time, go there very early in the morning (4-5am) and you will find noise will be amplified as noise rises up and spreads faster at low ambient air temperatures.
