NSW Buyers Brief - Sydney CBD

    Hi All,

    I would like to ask your feedback as I am getting together a buyers brief and I am a newbie and look forward to avoid big mistakes.

    I am looking to buy a PPOR in Sydney and we are a young family (with a 5 month old). We are not from Sydney and have been living in the CBD for almost 5 years and with limited knowledge of many other areas in Sydney.

    Which location and type of property would you choose for your PPOR and if you had a family with the following specs:
    • 900 K max
    • Close to public transport
    • 45 minutes commute to CBD
    • Low crime
    • Ok schools
    • 2-3 beds
    • Nice and safe place for a family to live
    • Place to live the next 10 years and probably move somewhere else (as the family grows)
    Anything else you would consider in your buyers brief? Would be good ti have a beach 30-45m commute too. I have been told to avoid new high rises.

    I'd suggest something in the SW - suburbs like Revesby, Oatley would offer some value. Both have train line access, southern beaches.

    Ethnic requirements? Serious question. Eg whether you want to be close to korean supermarkets, say.

    It's indeed. Korean supermarkets are ok, I just I don't connect with arab neighbourhoods.

    Try Hornsby - still can purchase a house for under $1 million. Great schools - catholic and private around Waitara, Wahroonga. Lots of selective schools there as well. Hornsby has a Westfield and is pretty safe.

    First home owners grant 2020 - only need 5% deposit - look it up in Google - you might fit the criteria’s.

    Your requirements are too generic for any decent recommendation imo. You almost can buy anywhere in nsw for 900k budget with 2 3 bed room criteria. north to south. Inner city units to outer city freestanding house... need to narrow down i believe.

    You are right and need to refine it and though that would have been a good thing (to give a lot of options and room for opinion). What are in your views the best and worse suburbds in Sydney to either living and investing at the moment?

    Greystanes, not far from Parramatta CBD (see the other thread re Parramatta), great local schools and shops, fast train from nearby Pendle Hill to Central is 35 mins.

    Also close to all the major motorway links, and new Western Sydney airport and subsequent developments. Look around the Bathurst St area for Beresford Road school catchment.

    Thank me in a few years...

    Thank you. What's your take on Dee Why? A friend just bought there but he is no expert or didn't use a BA. 35m B1 bus to CB1 sounds quite good. I have a feeling to rent it there may be a nightmare and not many jobs...

    To me the Northern Beaches are disconnected from the rest of Sydney (other than the North Shore). Too far from everything.

    Based on your criteria, would recommend looking into north shore. Some examples inc Hornsby, Lane Cove.

    Alternatively, there is Wolli Creek, Epping, North Ryde and surrounds. This is obviously for 2BR apartments, houses for <900k will be hard with your other requirements.

    I agree it's a good area to buy, but it takes more than 45mins commute to the city. Unless u include getting an uber to the station as parking and walking to PH is a commute in itself

    I would say Kingsgrove.

    There are quite a few deceased estates coming to the market due to the age of the area.

    Seems to meet all your criteria.

    You can google school ratings.

    Safety.. Well I think police may have info on suburbs ratings somewhere.

    Not commenting on safety of suburbs.

    But will say I have lived near housing commission and never been robbed...so

    Lived in other areas and have been.

    Depends on the individual too. Making sure home is secure. A dog... Most importantly good neighbours who keep watch.

    I have lived in kingsgrove and was robbed 40 years ago.
